Can You Install Luxury Vinyl Plank (LVP) Flooring in a Mobile Home?

But before you start laying planks, there are a few things you should know.

Mobile homes can present some flooring challenges that you don't always encounter in traditional houses. Floors may have slight movement, older subfloors can be uneven, and previous flooring materials may leave behind damage or imperfections.

A quality floating LVP floor can be a great fit because it doesn't have to be nailed to the subfloor. Instead, the planks click together and "float" over the properly prepared surface.

LVP also offers several advantages for mobile home owners:

The Subfloor Is the Most Important Part

The biggest consideration when installing LVP in a mobile home isn't the LVP itself. It's what's underneath it.

Older manufactured homes may have particleboard, OSB, plywood, or other subfloor materials.

Over the years, those floors may develop soft spots, water damage, seams, dips, or uneven areas.

LVP needs a solid, clean, dry, and sufficiently flat surface.

Before installation, inspect the floor carefully. Any water-damaged or deteriorated sections should be repaired or replaced. High spots, low spots, loose panels, and significant seams may also need to be corrected.

Don't assume a new floating floor will hide a bad subfloor. In fact, installing LVP over an improperly prepared surface can eventually lead to movement, separating joints, damaged locking systems, or uneven areas you can feel underfoot.

Can You Install LVP Over Existing Flooring?

Sometimes.

Depending on the LVP manufacturer's installation requirements, you may be able to install it over an existing hard, flat flooring surface such as sheet vinyl.

However, existing carpet should typically be removed, and damaged, loose, excessively cushioned, or uneven flooring may also need to come out.

Always check the installation instructions for the specific LVP you're purchasing. Requirements can vary by manufacturer and product.

What About the Seams Between Sections of a Double-Wide?

This is an especially important question for manufactured homes.

A double-wide is transported in sections and joined together on-site. The marriage line where those sections meet deserves special attention during a flooring project.

Before installing LVP across this area, make sure the subfloor is structurally sound, secure, and appropriately level. Significant movement or an uneven transition between the two sections should be addressed before installing the finished flooring.

Depending on the home, flooring product, installation layout, and amount of movement, additional preparation or a transition may be appropriate. When in doubt, consult an experienced installer and follow the flooring manufacturer's requirements.

Don't Forget Expansion Gaps

Floating LVP needs room to expand and contract.

The manufacturer's required expansion space should be maintained around walls and other fixed objects. Baseboards or quarter round can then cover the gap and give the room a finished appearance.

This is especially important in manufactured homes where temperature and humidity can fluctuate.

Is Thicker LVP Better for a Mobile Home?

Not automatically, but product quality matters.

When comparing LVP, don't look at just one number. Consider the overall thickness, wear layer, locking system, attached pad, construction, warranty, and installation requirements.

For example, a homeowner choosing between a 5mm 12mil product and a thicker 20mil or 22mil product may prefer the heavier-duty option for high-traffic areas, pets, or a long-term renovation.

The best choice depends on the condition of the home, how the room will be used, and your budget.

Can LVP Make a Mobile Home Look More Modern?

Absolutely.

Replacing older carpet or dated sheet vinyl with wide-plank, wood-look LVP can dramatically change the appearance of a manufactured home.

Before You Buy, Measure Carefully

Mobile homes can have unique layouts, built-ins, closets, and room transitions, so calculate the actual square footage you'll need rather than relying solely on the home's listed size.

You'll also want to account for waste from cuts and installation. The appropriate waste percentage can vary depending on the layout and installation pattern.
